1. Information We Collect

Account information: When you create an account, we collect your name and email address through our authentication provider (Clerk). We do not store passwords.

Report data: When you generate a report, we store the property address, report tier, and generated report data associated with your account so you can access past reports.

Payment information:Payments are processed by Stripe. We do not store credit card numbers or financial account details. Stripe's privacy policy governs payment data handling.

2. How We Use Your Information

  • To generate and deliver property reports you purchase
  • To maintain your report history in your dashboard
  • To process payments and provide customer support
  • To improve the Service and fix technical issues

We do not sell your personal information to third parties.

3. Third-Party Data in Reports

Reports contain information about property owners, neighbors, and other individuals sourced from public records and licensed data providers. This data is aggregated for informational purposes only. If you are a property owner and believe information in a report is inaccurate, please contact us.

4. Third-Party Services

We use the following third-party services:

  • Clerk - Authentication and user management
  • Stripe - Payment processing and recurring billing for the optional Property Monitoring subscription
  • AWS (Amazon Web Services) - Hosting (Amplify), data storage (DynamoDB, S3), and transactional email (SES). SES handles purchase receipts, contact-form replies, property-monitoring alerts, and forwarding of any mail sent to *@buyerbeaware.io through to our team inbox
  • Anthropic - AI-powered report analysis (executive summary and per-section insights)
  • Sentry - Error monitoring. Captures stack traces and request metadata only; no report contents or account passwords
  • Plausible Analytics - Privacy-friendly, cookieless aggregate usage statistics (no personal data, no cross-site tracking)
  • Google Ads- When we run paid advertising, Google’s tag measures ad-conversion performance and sets advertising cookies after you accept the cookie banner. You can opt out via Google’s Ads Settings

Each service has its own privacy policy governing how they handle data.

5. Data Storage and Security

Report data is stored in AWS DynamoDB with encryption at rest. All data transmission uses TLS encryption. We retain report data for as long as your account is active.

6. Property Monitoring (Optional Subscription)

If you subscribe to Property Monitoring, we store the property address, monitoring cadence, your subscription identifier, and periodic report snapshots used to detect material changes (open permits, code violations, ownership changes, flood-zone updates, etc.). When a material change is detected, we send a single email alert to the address on your subscription, capped at one alert per property per week. Snapshots and the watch record are deleted within 30 days of cancellation.

7. Your Rights

You may request deletion of your account and associated data at any time by contacting support@buyerbeaware.io. Upon deletion, your report history and personal information will be permanently removed within 30 days.

8. Cookies

We use essential cookies for authentication (Clerk session cookies). Our usage analytics (Plausible) is cookieless and collects no personal data. If we run paid advertising, Google Ads sets advertising cookies solely to measure ad-conversion performance; you can opt out via Google’s Ads Settings and manage choices at aboutads.info. We do not sell personal information.

9. Children's Privacy

The Service is not directed at children under 18. We do not knowingly collect personal information from minors.

10. Changes to This Policy

We may update this policy at any time. Changes will be posted on this page with an updated revision date.
